Assignment Sales Are Just Another Area of Our Expertise



No matter the type of sale, we can help. In fact, we are in the process of facilitating a tricky assignment sale of a new property.


An assignment sale is when the original buyer of a property allows another buyer to take over their rights and obligations of the purchase agreement before the original buyer takes possession of the property.

I am in the process of completing an assignment sale for a brand-new unit. In fact, it’s still under construction. I’m holding a private open house for the property with a few select buyers that are looking for a unit just like this one.

The original buyer is happy because they are going to make a profit off of the sale. The new buyer is happy because they are going to get the first crack at this property and not have to compete with other buyers for it. If the property was listed on the MLS, the competition would likely be heavy. Everyone wins when we are able to coordinate an assignment sale like this.

I’m coming to you today from beautiful, sunny San Diego at the Mike Ferry Production Retreat with the top 1% of agents who were invited here to learn how to set up our year for 2017.

As dynamic as the real estate market is, there are many things that stay constant from year to year. One of these is the most common questions that we are asked by sellers. There are three of them, and I’m asked about them at nearly every listing appointment:



The first thing we’ll do is figure out your home’s value.



1. What is my house worth? In today’s market, everyone wants to know what their home is worth. That’s one of the first questions we answer in our market evaluation.

2. How long will it take to sell my home? Everyone has heard stories about homes that sell in mere days. We are able to answer that question within a day or two. Quite often, it’s very quick.

3. What are we going to do to sell the home? We have our plan fully written and typed out to show you exactly how we sell two homes per week on average. We provide this ahead of time so sellers like yourself can review it and have some of your most common questions answered.

I’m here at one of my listings that backs up to a lovely pond and as you can see in the video above, there’s a “For Sale” sign on the property. It’s listed for sale at $1.5 million and it’s all over the internet, but today we want to focus on the sign and why it’s there.

Many people are skeptical or unsure about why they should use a “For Sale” sign when they sell their home. The way we always respond is by asking the question, “What’s your goal when selling a home?” Obviously, it’s to create attention for your home, which will lead to more demand, more offers, and more money. Even a simple thing like this sign can give more eyes, more calls, and more interest in the home.


We always put one, sometimes even two “For Sale” signs on our properties. We put reflectors on the signs as well, so they are more visible at night. Studies show that 15% of the time, buyers find homes through a “For Sale” sign. You want to do everything you can to create attention for your home, and this is an easy, inexpensive way to do so.

After recently closing four deals within 24 hours, I wanted to share with you how we put those transactions together so quickly.

We used what’s called an Exclusive Listing Agreement. You might have heard of other ways to list a property, such as sending it off into the MLS. However, we use exclusive listings, or pocket listings.

In two of these cases, investment sellers didn’t want to go through the time and effort of listing in MLS. They didn’t want to deal with staging, professional photography, advertising, and more. Luckily, with our program, they didn’t have to!

Instead, they wanted me to find a buyer quickly. I marketed to our own database of about 19,000 people. For both situations, serious buyers contacted me to express interest in the property. We successfully closed by recruiting buyers from our database alone. The sellers were pleased to earn their asking price, and we managed to dodge a bidding war. This also erased the need for hosting viewings and open houses.

We've noticed there is less inventory now than at any other time of year. Many sellers wait until the spring to list. Fewer active listings mean less competition for you.

Secondly, buyers are more serious this time of year. Not only is there less competition in the fall, you also have high demand.


Finally, this fall will be an opportune time for sellers because of the historically low interest rates. Rates will most likely go up next year, so buyers are especially motivated to buy now while rates are low.

The Toronto Real Estate Market Today

Many sellers repeatedly ask, "Is now a good time to sell?" Many people think homes don't sell as often in the fall. With the time change, it gets darker earlier and the weather gets colder. However, now is a great time to sell, but don't just take it from me. Let the data show you.

Last year, there were 8,500 sales during the month of October in the GTA. The average sales price was $578K. In November, there were 6,476 sales. In December, we saw 4,400 sales. Those numbers are expected to increase this year. We're projecting as many as 12,000 home sales in the next 60 days across the greater Toronto area!

Many people assume more homes sell in the spring because the market is more active. However, historically speaking, November home sales actually equal home sales in March. In our market, many want to buy or sell in November, so they can move in before the end of the year.

Buyers this time of year want to close before January 1st either due to business or tax reasons. They also might want to move into the home in time to celebrate the holidays. Buyers this time of year are serious. Because there are fewer homes on the market, you have less competition.

Preparing Your Toronto Rental Property for Sale

How do you get a rental property ready for the market? It's actually very simple. If you have tenants in the property who are being difficult about home showings, work with a paralegal. We have a few on our team who can help you at a lower cost than a lawyer.

As a landlord, it is your legal right to show the property. There are two forms you have to present to the tenants. One should explain your intent to sell, and the other a 24-hour notice before each showing. Real estate agents can also assist you by communicating with the tenants for you.

Now, we're standing in front of a rental property that's about to go on the market, and these tenants decided to move on their own. Since the property is vacant, we are painting the interior and exterior of the home. We are also replacing the carpets. These repairs will end up costing under $5,000, but the home will look brand new! It will only take about 4 or 5 weeks to list this property since we first notified the tenants. These repairs are important because buyers are looking for move-in ready properties, especially the more serious buyers who are out in the fall.


Now, if the tenant in the property wants to stay, you can include that information in your marketing. Instead of selling to a homeowner, you would be selling to another investor. A property with a positive cash flow will get picked up quickly!


Lastly, ask if the tenant is interested in a long term lease. This will make the property more enticing to prospective investors because they won't have to look for a new tenant a couple months after they buy the property. If the tenant is willing to sign, make sure prospective buyers know!

We've had a record-breaking month in sales in our office here in Toronto. Personally, I had $5 million in sales in the month of May, and I had $3.8 million in sales in April.

This is a record-breaking first half of the year for us.

There are two reasons I can identify as to why this is happening. One of these reasons is that the market is moving very quickly. The average days on market is only 17 days right now!


Our team moves very fast with transactions, but so does the market. This combination means that our team is selling homes very, very quickly.

We're also getting more feet on the ground and we're calling more prospects. We're not relying on the Internet to do the work for us; we're getting out there and making contact with potential buyers and sellers.


With this being said, now is a great time to sell your home in Toronto. If you want to sell quickly and for top dollar, then you know who to contact!

Today I'm bringing you a success story about how we successfully sold a listing that had sat on the market for 6 months and never received a single offer. They were extremely irritated that their home wasn't selling, and after it expired they decided to let us try and sell it.


When we put it back on the market, it got a total of seven offers until they got the price and terms that they wanted. On top of this, the owner, Mickey, was a past RE/MAX Realtor. 

Mickey was amazed by our professionalism, and after their first Realtor disappeared on them, they hired my team and me. We are back again, with the second half of our 11 reasons why listing during the holidays is a great idea. These last 5 are our top 5 reasons, in our opinion. Here they are:

7. Some people must buy before the end of the year
A lot of times this is because of tax or financial institution reasons. Sometimes banks give buyers an end of the year cutoff to purchase a home at a specific rate. Buyers need to take advantage of that before they lose it come January. Investors, for tax purposes, also need to purchase properties that have to hit the 2014 books. 

8. January is when transfers begin new jobs
People that relocate due to employment don't have time to wait until the spring to buy. They want to buy at the beginning of the year and in order to capture that market, you need to have your home for sale now.

9. You can still be on the market and restrict showings
The holidays are a time for family, and everybody takes a little time off. If you want to take a few days, maybe even a few weeks of time with your family, that is no problem. You can still be on the market, take advantage of it, and still have time to enjoy with your family by suspending showings for a little while. 

10. Sell now for more money with a delayed closing
You could sell today, get a great price, and extend your closing until February or March. This way you can enjoy your home through the winter and early spring, and aren't pressured to find a home to buy right away.

11. You can be a non-contingent buyer in the spring
There are many more homes for sale in the springtime, and by selling now when buyers are out there, it will allow you to sell high and buy low in the spring. If you take action and sell your home now, you won't have anything holding you back in the spring and you can take advantage of some really great conditions.

The holidays are coming up, believe it or not, and it is, surprisingly, a great time to put your home on the market. We aren't just saying this, we have proof to back it up. In part 1 of our blog, we are going to discuss 6 reasons to list during the holidays. This is a great time in the real estate market, let us tell you why:

1. People who look for homes during the holidays are serious buyers
If a buyer is actively seeking out homes while the weather outside is dark, cold, and snowy, they are more than likely a serious buyer. We see this all the time, as casual buyers aren't going to go out of their way to see a home when the weather is bad.

2. Serious buyers have fewer options this time of year
Less competition for you on the market translates to more money in your pocket. Anytime there is low inventory, it raises the value of homes. The holiday season is a great time for sellers, as buyers don't have a lot to choose from. This results in increased value for your home.

3. There will be less demand for your home come January
Less demand for your home equals less money for you. Why wait until the beginning of the year, when your competition will quadruple in just weeks? Inventory is extremely low right now, and taking advantage of this fact will get you a much better price for your home. 

4. Homes show better when decorated for the holidays
If you are already having people over for the holidays, you will clean up, make things look cozy, maybe even decorate the walls. Buyers love all of this, and makes your home look much better in their eyes.

5. Buyers are more emotional during the holidays
Because of this, they are more likely to pay your price. We want to take advantage of that warm, fuzzy feeling people get around the holidays and in terms of selling, more emotional buyers are great for you. 

6. Buyers have more time to look for a home during the holidays
You probably know someone, if not many people, that are taking some time off work during the end of the year. These are all times for buyers to come look at homes if they are seriously considering purchasing.
